1. Nominal APY vs. Real Post-Inflation Yield

A common pitfall in yield farming and staking is prioritizing high nominal APY percentages without factoring in baseline network token inflation. For instance, if a network offers 14% nominal staking rewards but dilutes circulating supply by 10% annually, your real purchasing power expansion is only ~3.6%.

2. Liquid Staking Derivatives (LSTs) & Capital Efficiency

Liquid staking protocols (such as Lido stETH, Rocket Pool rETH, and JitoSOL) allow institutional participants to maintain yield generation while retaining liquidity for DeFi lending and liquidity provision. However, LSTs introduce smart contract and depeg risk that must be modeled into portfolio variance.

How Mortgage Payments Work

A mortgage is a long-term home loan secured against the property. Your monthly payment covers principal & interest (P&I) — taxes, insurance, and PMI (if any) come on top.

Down payment and PMI

Putting down 20%+ usually avoids PMI (private mortgage insurance), which protects the lender — not you — and adds $100–300/month on a typical loan. Smaller deposits are fine, but price the PMI into your comparison.

15-year vs 30-year

On a $320,000 loan at 6.5%: 30 years → ~$2,022/month, ~$408,000 total interest. 15 years → ~$2,788/month, ~$182,000 total interest. The 15-year costs $766 more monthly but saves ~$226,000 in interest. Choose based on cash flow, not just total cost.

Shopping for mortgage rates

Get at least three quotes within a 14-day window (counts as one credit inquiry in most scoring models). Compare APR — it folds lender fees into the rate — and ask about points, origination fees, and prepayment penalties.

Mortgage Calculator — Frequently Asked Questions

How is my mortgage payment calculated?

With the standard amortization formula on principal, rate, and term. Enter your figures above for the exact monthly P&I plus a full amortization schedule.

Is a 15-year or 30-year mortgage better?

15-year loans charge far less total interest but demand higher monthly payments. If the 15-year payment strains your budget, take the 30-year and make extra principal payments instead.

What is PMI and how do I avoid it?

Private mortgage insurance protects the lender when your down payment is under 20%. Avoid it with 20%+ down, or request removal once you reach 20% equity.

How much house can I afford?

A common guideline: total housing costs under 28% of gross monthly income, all debts under 36%. On $8,000/month income, that is ~$2,240/month for housing.

Fixed vs adjustable-rate mortgage?

Fixed rates give payment certainty for the whole term. ARMs start lower but can reset higher — reasonable only if you will sell or refinance before the adjustment period.
